How to Apply for Section 8 Housing Applications?

What does Section 8 Housing refer to?
Section 8 Housing is a Federal Housing assistance program born out of the Federal Housing assistance started as an initiative to handle the Great Depression born Housing crisis of US. With time the original Section 8 of the United States Housing Act of 1937 has been amended and reformed to give shape to today's Section 8 Housing Program. The present Section 8 Housing program is a Housing allowance wherein the lower income group is provided assistance in form of subsidies, helping them afford the house they otherwise could not. Section 8 is subsidized by the Department of Housing and Urban Development (HUD) of US Govt. and locally administered by the Public Housing Authorities (PHA) or other designated agencies and organizations.
How does Section 8 Housing Program work?
The PHAs from amongst the list of the applicants, select eligible candidates through draws/lotteries and such and then in accordance to the choice of rentals provided by the respective aspirants against the master list of available rentals arrange them rentals. Or the tenants having once received the Section 8 voucher can on his own start looking for a house of his choice with a fair market price and rent/lease it. Under section 8 Housing, the tenants with a Section 8 Housing voucher has to pay 30% of his income as rent and the rest of the amount will be paid from the Federal money. The Housing authorities as well are responsible to check and survey the applied rentals for matching the standards for Section 8 Housing program or not. The PHA also undertake regular building maintenance and leasing functions for tenants, and they annually keep reviewing the tenant's income for program eligibility and the subsequent rent calculations. The Section 8 programs can be either Project based, whereby the voucher is attached to the project/rental estate, or Tenant based, whereby tenant holds the voucher and can use it in any part of the country irrespective of the state/city he got it issued. The Section 8 Housing Assistance can be offered for — New Construction, Substantial Rehabilitation, and/or Existing Housing Certificate programs.
Eligibility for Section 8 Housing Assistance
There are a host of factors that HUD considers while determining the eligibility of the applicants. Foremost the applicant must be a low-income person (say below 50% of the Area Median Income), though the income limits are area dependent. Certain other factors also are taken under consideration like: homelessness, below 30% Area Meridian Income, old age, disability, army veterans, etc.
